86 Hedges Avenue

Designed for a tight block opposite the beach along the avenue, this project is generated from the ground plane up and is transformed into a transparent, fluid space highlighted with gardens, plunge pools, and animated threshold spaces.
The duplex is to maximize openness and connection between indoor and outdoor spaces with an emphasis upon the local environmental qualities of the site. We are pushing the structural limits hard on this one to generate a sense of dematerialisation of the building shell, layering a permeable wrapper that mediates the space and experience of occupation. The corners of the building all cantilever in two directions, evoking lightness and transparency with a language of arches and columns. In plan, the loggia-like qualities of the structure form a rich sense of layering on each level, protecting the interior from harsh sun and providing a prospect to external views. As the structure steps back and offsets, garden beds are integrated to buffer the exterior thresholds and extend the sense of landscape up the building facade.
The uppermost level features the principle living spaces including kitchen and dining, taking advantage of the available ocean views and breezes. A roof garden tops out the project that includes 4 bedrooms, 2 living spaces (ground and upper), a rooftop spa, plunge pool, lifts for each unit, and a 2 car garage. -
